Buyer or Sellers Market

Many people are under the assumption that we are still in a buyer's market in Colorado Springs, when in fact our market shifted a while ago. A traditional sellers market is defined as anytime the inventory of homes for sale take 6 months or longer to sell on average.  Conversly, a buyer's market is when homes sell in 6 months or less.  

So what is driving this?  Supply and demand!  The supply of homes for sale in El Paso county is at a 12 year low.  This is happening at a time when there are many great reasons to buy a home like low interest rates.  An increase in demand for homes, in conjuction wth a decrease in supply, finds some sellers in bidding wars, a concept no one has seen in many years.
